When does it make sense to rent a home?
Owning a house is not always the best financial choice particularly if you aren't planning on staying in a particular area for more than three years. Furthermore, you may not be prepared for various reasons to make the long term commitment or enter into the financial implications associated with buying a home. If that is the case, renting is most likely your best option. Renting makes sense for other reasons as well. Here are a few:

• If you want or need the freedom to move easily from place to place
• As a tenant, you avoid the responsibility of maintaining a home.
• You are not responsible for upgrading appliances, modernizing a kitchen, or replacing a leaking roof.
• You don't have to pay property insurances or Rates.
• You avoid the risks that homeowners face—losing the money they invested in their home if housing prices decline.

But be careful about going it alone, at East Antrim Property Sales we will make every effort to find you a suitable property and provide invaluable advice about areas and prices without charging a finder’s fee for services provided.

After having found you a suitable property and received your various references and Guarantor’s particulars a security deposit is payable, usually the equivalent of a month’s rent. You will then be required to pay the first month’s rent in advance and sign an assured short-term tenancy agreement; whish is usually for 12 months. Finally, before taking possession of the property a member of our staff will “check you in” and ask you to sign an inventory confirming the condition of the property and its contents. It is important at this stage that you carefully check the property inventory as you are liable for any damage caused during the tenancy.

In most cases East Antrim Property Sales will be managing the property on behalf of the Landlord and in such circumstances we will be your first point of contact throughout the period of the tenancy, ensuring all property matters are dealt with promptly and efficiently.
